Rental of floor space - Dan J

  1. Propose raising the cost of shop floor space (east and west rooms) at Norwich to $1.10/sq ft, effective November 1, 2022. This will give current tenants 3 months of notice if they wish to vacate or downsize. All other spaces at Norwich will remain at their current prices.
  2. If a member rents greater than 250 sq ft, the price will be $2.50/sq ft for area rented above 250 sq ft.
  3. This is due to supply and demand, we're just about exhausted on shop floor space in the building now, and Dan is still getting regular inquiries.

This document outlines potential updates to the Makers Village - MakerSpace lease agreement:

https://docs.google.com/document/d/1mLx8pmRQ4zNPYhkvWvLYHv3wyaQvJ4afnjqYTo61WOg/edit?usp=sharing

BOD will send link to the membership for feedback. Members can also discuss with BOD at SID on 8/28/22. Goal is to vote on new lease by September 1, 2022.

Electrical / Plumbing Buildouts - Dan J

  1. Due to the most recent visits by St. Francis building inspector, we've had to do many thousands of dollars of additional, unplanned construction at Norwich to maintain code compliance.
    1. Areas affected have been the electrical wiring, primarily in the woodshop, and the plumbing in the pottery area.
    2. Both mechanical systems were added as tenant improvements after the initial building opening.
    3. So far MV has absorbed the costs up to this point, we are no longer able to do so.
    4. $1327 in fines/permitting for the dust collector.
    5. We do not have a total yet for the recently completed work, but are expecting it could be on the order of several thousand dollars. Awaiting inspections
    6. BOD should plan to discuss a bill for repairs from MV at the next meeting.
    7. August 18th: NO UPDATES / Tabled
